Full Commercial Tear-Off & TPO Install

This Fort Myers retail plaza had a 22-year-old modified bitumen roof with chronic ponding issues and multiple patch repairs that were failing. The property manager was spending more on emergency repairs annually than the cost of financing a replacement.

Sunset performed a complete tear-off down to the deck, replaced saturated insulation throughout, corrected two drainage trouble spots with tapered insulation, and installed a new fully adhered TPO membrane system with heat-welded seams. The project was phased across two weeks to keep tenant businesses operational — no unit closed during the work.
