This Fort Myers office building had a persistent leak above the main conference room that had been “repaired” twice by a previous contractor. Both times, they patched the visible membrane damage without addressing the underlying cause — a failed seam running 28 feet along the east parapet, combined with improper drainage slope that was holding standing water against the seam.

Sunset traced the leak from the interior stain back to the actual entry point (12 feet away from where the previous contractor patched), cut out and replaced the failed seam section with new EPDM membrane, replaced all parapet flashing along the east wall, and installed a tapered cricket to redirect water away from the problem area. Water test confirmed zero leaks before handoff.
